What goes wrong
Doors and hardware in commercial buildings fail in familiar ways: exit devices that stick, panic bars that no longer latch cleanly, cylinders that bind or twist, door closers that leak oil and leave the door slamming, strikes that have pulled away from the frame after repeated use. We see worn keyways, broken tailpieces, and electronic keypads with dead backup batteries. In Marlborough Township we respond to those symptoms the same way we do everywhere else, by identifying the mechanical cause and deciding whether repair, reinforcement or replacement is the right fix.

What the job involves
When we take a job we start with a physical inspection of the door, frame and hardware. We remove trim where needed, measure backset and stile, check for a long throw or short throw latch, and test the latch engagement and strike alignment. For electronic systems we check power and connections, read logs when available, and program or reset access control panels and keypads on site. We drive out from Havertown with the tools and parts for common commercial hardware so we can get to work where the lock is.

Good to know
While we’re on the way it helps if staff secure the area and limit who uses the door until we finish. Have someone available who knows keyholder access and the location of spare keys or codes, and keep any loose paperwork away from the work zone. If the door is for a high-traffic entrance post a temporary sign and keep emergency exits clear. We may ask you to confirm ownership or authority to make changes before we start, and having the building manager or property contact on the phone speeds that up.

Worth knowing
For us to be efficient, have any existing keys, the master key list if there is one, and photos of the door and hardware handy. If the lock is part of an electronic access control system, have the controller location and a power source available and the administrator password or contact person ready. We service offices, retail fronts and warehouse doors, and we can cut and pin new cylinders, install reinforced strikes, replace closers, and wire or program keypads and readers on site. We travel to Marlborough Township from Havertown for every job and do the work where the lock is.
