What goes wrong
We work on the kinds of commercial doors and hardware that fail in everyday use: jammed mortise locks, broken cylinder tails, worn latchbolts, and exit devices that won’t retract cleanly. When a tenant or manager calls in Hatboro we drive out from Havertown with replacement cylinders, mortise sets, heavy-duty strikes and an assortment of keys and cams. We inspect the door, the frame, and the strike to find whether the problem is hardware wear, loose screws, a misaligned strike, or a failing cylinder, then give a clear description of what we recommend to fix or replace.

What the job involves
Most commercial jobs start with access control or keying issues: failing keypads, sticky electric strikes, a lost master key, or a plan to rekey after a tenant turnover. We work on access control wiring when present, swap out keypad modules, replace or rebuild cylinders, and set up or expand a master key system. We handle exit devices and panic bars, adjusting latches and replacing tailpieces, and install reinforced strikes or long-throw bolts where the door or frame shows impact. If an electronic component is present we test the lock and its power supply before making changes.

Good to know
While we’re on site the safest thing for staff to do is control who goes in and out and gather the information we need. Have someone available who can confirm ownership or tenant authorization, show which keys you already have, and point out any previous repairs or problem doors. Photographs of the door, frame, and the existing lock are helpful, and knowing whether the door swings in or out, and whether there is an electric strike or maglock, speeds diagnosis. We can work around building hours and tenants; if an alarm is armed let us know so we coordinate with whoever manages it.

Worth knowing
For planned commercial work (key changes after turnover, installing a new access-control keypad, or fitting a door with a door closer and reinforced strike), we bring common cylinders, padlocks, keying kits, and exit-device parts so we can complete most jobs on site. We cut and pin cores, match keyways, and assemble master key systems to your specification; we also remove and replace rim or mortise hardware and adjust door closers for proper latch speed and backcheck. If the project affects multiple doors we discuss sequencing and the materials you’ll want ready before we begin.
