What goes wrong
Commercial doors in Queen Village keep a lot of traffic and the wear shows up where the hardware meets the door. We see seized cylinders from dirt and corrosion, keys broken off in mortise locks, latch bolts that no longer throw, exit devices with worn cams, and keypads that stop responding after a power fault. We drive out from Havertown and diagnose the actual mechanical or electrical fault on site rather than guessing from a description. That makes it possible to plan parts and the right repair method before we open the case.

What the job involves
A typical commercial job starts with a hands-on inspection of the door, frame and hardware. We remove trim as needed, check cylinder tails, test the bolt throw and the strike engagement, and trace wiring to any access control module or keypad. If a cylinder is scored we rekey or replace it; if an exit device needs adjusting we realign the bar and service the latch mechanism. For electronic locks we test power and program codes or replace modules, and we keep the door’s closing hardware functioning so the lock can work properly.

Good to know
While we’re on our way, secure the work area and keep staff and customers clear of the affected door. If an electronic lock is involved, don’t try to power-cycle complex panels without the person who manages codes; that can lock out administrators. Have someone ready who can identify keyholders or give us the name and number of the building manager. If possible, move any valuables away from the door swing and post a temporary notice directing customers to an alternate entrance so you can keep operations moving safely.

Worth knowing
To speed the repair when we arrive, have any existing keys, keycards or fobs together and labeled, and note door handing and whether the lock is mortise, cylindrical or an exit device. If you know the lock or keypad manufacturer and model, tell us; if not, the stamped numbers on the cylinder or the label on the back of the access module help. We do every job where the lock is (no counter service), and we’ll explain the work and the hardware options on site. If you’re elsewhere in Philadelphia such as Bella Vista or Center City, we handle those commercial lock problems the same way.
