What goes wrong
We handle the commercial lock problems that actually interrupt work: jammed mortise locks on back-office doors, exit devices that catch and won’t latch cleanly, keypads with worn contacts, and master-key cylinders that stick or rotate loosely. We diagnose what’s binding, what’s worn, and what parts are missing or misaligned. We expect to encounter solid steel strikes, reinforced frames with through-bolts, long-throw deadbolts, and a mix of rim and mortise hardware. In Bella Vista we see a lot of older hardware that needs careful disassembly rather than brute force.

What the job involves
When a door won’t secure or an exit device is unreliable we isolate the problem first. We check hinge pin seating, verify strike alignment with the latch, test tailpiece travel on cylinders and inspect the door edge for bent or swollen material. For keypads and access-control readers we pull power and signal lines to test continuity and battery condition before assuming a new module. We keep work area protection down to prevent paint, dust, or metal filings from damaging adjacent surfaces or electronics.

Good to know
While we work you should secure occupants and restrict access to affected doors. If an exit device or panic bar is involved, post an alternate exit route and brief staff on temporary procedures. Have the building’s authorized contact meet us and bring any existing master keys, sub-master keys, or control cards you have. If the door is metal, clear paint flakes and any weatherstrip so we can see gaps; if it’s wood, have someone available to hold the door at the correct closed position for testing. We drive out from Havertown and always work where the lock is.

Worth knowing
For installations and upgrades we replace parts with forged or solid components where the job calls for strength: heavy duty cylinders, hardened strike plates, through-bolt reinforcements, and full-length door reinforcements when the frame or stile is compromised. For access control we wire or retrofit keypad and card readers to existing electrified strikes or mag locks and program user codes or access levels on-site. For master-key systems we cut and code keys, re-pin cylinders, and update keying schedules you provide. If you’re in Bella Vista or nearby Center City or Queen Village, we’ll come out to the door and do the work in place.
