What goes wrong
Commercial doors in Warwick Township see the same failures over and over: deadbolts shear at the tailpiece, cylindrical locks bind, and exit devices wear out at the latch cam. We replace broken cylinders, rekey cores, and swap out locks whose internal tumblers are corroded or worn. We work on mortise locks with long-throw bolts, panic bars that stick because the linkage is bent, and door closers whose arms have lost preload. When a latch is misaligned we often file the strike or replace it with a reinforced, forged strike to stop repeat failures.

What the job involves
On site we diagnose what the hardware actually does wrong and then lay out the repair so the building operator can approve the steps. We pull the cylinder to check pin condition, remove trim to inspect spindle wear, and take the exit device apart to test the bar and latch engagement. If an access control panel is involved we test the reader and the relay, check power at the lock, and trace the wire back to the nearest junction box. We explain which parts are worn and why they failed.

Good to know
While we drive out from Havertown to jobs across Chester County, customers can help speed the process by clearing the door area, moving goods away from the swing path, and identifying which keys or cards are in circulation. If a door gives access to a public area ask staff to hold a secondary entrance closed and post a temporary sign so people use another door. For an access control issue have the master list of badges or users ready, and for a master key change bring the file of keying notes if one exists.

Worth knowing
For commercial upgrades we install keypad locks, maglocks with armature plates, and master key systems that let you set which cores open which doors. We fit rim exit devices, replace heavy cast strikes with reinforced strikes, and install door closers where the closer body is dented or the arm is bent. For storefronts and warehouses we handle surface-mounted deadbolts and heavy-duty padlocks on hasps, and we can modify a frame to accept a longer throw or a wrapped strike. If you’re in South Coventry Township or nearby, we’ll come out and assess the hardware so you know exactly what needs attention.
