What goes wrong
Commercial doors and hardware in Lansdowne present a narrow set of real problems: cylinders that bind or snap, mortise locks with worn levers, panic bars that stick, door closers losing tension, and access-control keypads that fail to recognize codes. We drive out from Havertown with picks, extraction tools, a selection of cylinders and strike plates, and door-closing hardware. When a key breaks or a panic bar jams, we look for the obvious wear and the parts that carry the load: long throws, reinforced strikes, forged latch assemblies, then decide whether repair or replacement is the safer route.

What the job involves
On site we start by isolating the door and checking the hardware operation: latch fall, bolt engagement, strike alignment, and whether the keypad or controller is getting power. We extract broken keys, remove cylinders, measure mortise pockets, and confirm mounting fasteners are sound before fitting a replacement. For exit devices and panic bars we inspect the bar, head, and tailpiece interface and the pushpad linkages. For access control we trace wiring and check power supplies and battery backups. We carry spare parts to reduce follow-up visits when possible.

Good to know
While we work or while you wait for us to arrive, keep staff out of the immediate doorway and have a plan for customers or deliveries if that door is in regular use. Have proof of business ownership or authorization handy and know the suite number, building contact, and which keys or codes are supposed to operate the door. If you can, locate any existing spare keys, the cylinder code stamped on the lock, or the keypad model so we can be sure to bring compatible parts. This helps us get the job done with fewer unknowns.

Worth knowing
After we finish, you’ll want to confirm how keys are organized and whether a change to master keying, restricted keyways, or separate keying for service doors is needed. We can rekey cylinders, cut operational and spare keys, replace batteries in keypads, and program new codes into controllers on site. For panic devices and closers we adjust travel and latching, and replace worn linkages or arms. If you manage multiple doors in Lansdowne or nearby East Lansdowne, make a list of which doors need spares or scheduled checks and have that available for the next service call.
